Archway Communities manages approximately 1,100 homes across the Front Range, and we are poised to double our portfolio over the next three years through development, preservation, development services, and property management partnerships. The Director of Asset Management will play a central role in supporting the financial sustainability and long-term performance of this existing and growing portfolio.

POSITION SUMMARY
The Director of Asset Management provides strategic asset management leadership for Archway Communities' real estate portfolio. Reporting to the CFO, this position leads property and portfolio business planning, financial analysis, performance monitoring, and communication with lenders, investors, and ownership partners to support the long-term financial sustainability and preservation of Archway's assets. The Director is accountable for maintaining a clear enterprise view of portfolio health, identifying emerging financial and operational risks, and ensuring leadership has actionable strategies to preserve asset performance and long-term value.
The position works closely with Operations (Property Management, Compliance, Supportive Services, Maintenance, Capital Projects), Accounting and Finance, and Real Estate leadership. Asset Management establishes and monitors the strategic framework; functional leaders retain responsibility and authority for execution within their respective areas. When a property is not meeting established performance expectations, the Director leads the strategic assessment and corrective action planning process, establishes measurable recovery objectives, coordinates the departments responsible for implementation, monitors results, and recommends changes in strategy or escalation when necessary.
This position will not have direct reports and will lead through analysis, coordination, project management, and influence rather than direct authority over functional teams.

ESSENTIAL FUNCTIONS
A. Portfolio Strategy and Business Planning
  • Establish and continuously advance Archway's long-term asset management framework, including property business planning, corrective action planning, portfolio performance standards, and clear roles and decision rights across Asset Management, Accounting, Operations, and Real Estate.
  • Develop and maintain strategic business plans for properties within Archway's portfolio in partnership with key departments and functional leaders, and establish annual and multi-year financial and performance objectives based on operating results, market conditions, capital needs, regulatory requirements, financing obligations, and organizational priorities.
  • Develop and maintain multi-year financial models and forecasts incorporating rents, occupancy, vacancy, bad debt, operating expenses, capital needs, reserves, debt service, and cash flow.
  • Identify portfolio-level risks, opportunities, trends, and strategic priorities, and evaluate long-term asset strategies including refinancing, recapitalization, preservation, repositioning, redevelopment, or partnership changes, in coordination with Real Estate, Operations, and Finance leadership.
B. Asset Performance and Financial Analysis
  • Lead monthly and quarterly analysis of property and portfolio performance, including financial statements, budgets, forecasts, cash flow, occupancy, collections, bad debt, NOI, DSCR, reserves, and other key performance indicators.
  • Compare actual performance to approved business plans, budgets, underwriting assumptions, lender requirements, historical results, and portfolio benchmarks, and translate material variances, emerging risks, and performance trends into clear recommendations for leadership.
  • Develop and maintain multi-year forecasts, dashboards, and other tools necessary to evaluate portfolio health and support strategic decision-making.
  • Evaluate property liquidity, reserve adequacy, cash flow availability, and capital funding needs, and recommend appropriate uses of property cash and reserves consistent with financing, partnership, regulatory, and organizational requirements.
  • Conduct regular property visits to maintain an understanding of physical condition, operating performance, capital needs, and market conditions.
C. Lender, Investor and Ownership Relations
  • Serve as a primary Asset Management contact for lenders, investors, ownership partners, and other financial stakeholders.
  • Understand and monitor material ownership, partnership, and financing structures affecting property economics, cash flow, decision-making authority, and long-term asset strategy.
  • Prepare and coordinate required financial and operating reporting, and lead or support regular discussions with lenders and investors regarding property performance, business plans, financial projections, capital needs, and strategic initiatives.
  • Maintain awareness of lender and investor performance requirements, reporting deadlines, and approval obligations, and coordinate requests for approvals, reserve releases, waivers, and operating reserve draws necessary to implement approved property strategies.
D. Corrective Action and Property Stabilization
  • Identify properties requiring enhanced Asset Management attention based on established financial and operating performance indicators.
  • Lead cross-functional root-cause analysis and develop corrective action or stabilization plans for underperforming properties, including measurable recovery targets, financial projections, strategies, timelines, milestones, and responsible functional owners.
  • Serve as project manager for the overall corrective action plan, coordinating the functional leaders responsible for implementation, maintaining a clear workplan of actions, owners, deadlines, and dependencies, and facilitating resolution of cross-functional barriers.
  • Update financial forecasts and recommend changes to strategy or escalation when results differ from expectations, including communication with lenders and investors as appropriate.
E. Cross-Functional and Real Estate Strategy
  • Partner with functional leaders to translate property business plans into coordinated departmental priorities, incorporating operating, regulatory, resident, physical, and capital priorities while maintaining clear responsibility and authority for functional execution.
  • Lead or co-lead the asset management and financial workstreams for refinancing and recapitalization initiatives in partnership with Real Estate and Finance leadership, including financial analysis and debt sizing, evaluation of financing alternatives, coordination with lenders and other transaction partners, due diligence, internal approvals, and execution through closing.
  • Partner with Real Estate leadership on acquisition, preservation, redevelopment, repositioning, partnership, and other strategies, and with Operations leadership on management services where Archway is contracting with mission-aligned owners, providing the Asset Management perspective on long-term property performance and financial sustainability.
  • Review development and acquisition underwriting, operating pro formas, financing and reserve assumptions, and stabilization projections; support the transition of new developments and acquisitions into the operating portfolio; and provide portfolio analysis for organizational budgeting, strategic planning, and capital allocation.
F. Reporting and Decision Support
  • Develop concise portfolio reporting for the CFO, executive leadership, committees, lenders, investors, and other stakeholders, and maintain dashboards and reporting systems that provide clear visibility into portfolio performance, risks, corrective actions, and strategic priorities.
  • Present portfolio performance, business plans, financial outlooks, and strategic recommendations to organizational leadership and committees, ensuring leadership understands not only what is occurring within the portfolio, but the financial implications, strategic alternatives, and decisions requiring attention.
  • Develop and continuously improve Asset Management processes, tools, standards, and reporting practices that strengthen Archway's long-term portfolio oversight.

QUALIFICATIONS
A. Education
  • Bachelor's degree in Finance, Real Estate, Business Administration, Economics, Accounting, Urban Planning, or a related field preferred. A graduate degree or relevant professional certification is a plus.
B. Experience
  • Minimum of seven years of progressively responsible experience in multifamily real estate asset management, affordable housing, real estate finance, property operations, development, or a related field.
  • Demonstrated experience developing property business plans, financial forecasts, and strategic recommendations, and analyzing multifamily property financial statements, operating results, budgets, and key performance indicators.
  • Experience communicating with lenders, investors, ownership partners, or other real estate financial stakeholders.
  • Demonstrated ability to lead complex, cross-functional initiatives and coordinate stakeholders across multiple functional areas.
  • Affordable housing, Low-Income Housing Tax Credit (LIHTC), supportive housing, or other regulated housing experience are strongly preferred.
C. Knowledge, Skills and Abilities
  • Strong strategic and financial understanding of multifamily real estate, including NOI, cash flow, DSCR, occupancy, vacancy, bad debt, operating expenses, reserves, and capital planning.
  • Experience evaluating and executing multifamily real estate financing transactions, including refinancing, debt sizing, lender negotiations, due diligence, and transaction closing; affordable housing financing experience preferred.
  • Advanced financial analysis and Excel modeling skills and the ability to translate complex financial and operating information into clear business plans and strategic recommendations.
  • Strong project management and cross-functional leadership skills, including the ability to influence outcomes without direct authority over functional teams.
  • Strong lender, investor, executive-level, written, and verbal communication skills.
  • Ability to balance detailed property analysis with long-term portfolio strategy and manage multiple properties, priorities, stakeholders, and deadlines simultaneously, with strong judgment, initiative, analytical thinking, problem-solving skills, and commitment to Archway Communities' mission.

WORK ENVIRONMENT AND PHYSICAL DEMANDS
  • Ability to sit or stand while maintaining alertness for several hours at a time.
  • Ability to view and enter data on a computer for extended periods.
  • Ability to communicate clearly and concisely in person, by phone, and in writing.
  • Ability to travel to and walk properties, including stairs and outdoor areas, during site visits. Must have reliable access to transportation.

COMPENSATION
The anticipated salary range for the Director of Asset Management is $120,000 - $140,000 annually, depending on experience and qualifications.
